We asked ChatGPT, Google Gemini and Google AI Mode to name the best mortgage adviser in six UK cities, and kept the screenshots. It is the sixth profession in our series, and the strangest so far. Almost every firm the engines named has a perfect five star rating. Which means five stars no longer decide anything.
A note before we start. Whito is a marketing research publisher. We are not authorised or regulated by the Financial Conduct Authority and nothing on this page is financial advice, mortgage advice, or a recommendation of any adviser. Firms are named here only because AI engines named them. If you are choosing a mortgage adviser, check them on the FCA’s Financial Services Register at register.fca.org.uk.
This series has one method: ask three AI engines the same question a real customer would ask, in six cities, on the same day, and count the agreement. Accountants got almost none. Solicitors got five times more, because of legal directories. Dentists and vets climbed again on review volume. Estate agents brought paid ads into the answer page.
Mortgage advisers are different for one big reason: it is a regulated market where nearly everyone who survives has a five star average. So how does an AI engine pick?
What we did
One fixed question, worded the way a borrower would ask it: “Who is the best mortgage advisor in [city]?”
We asked it in Manchester, London, Birmingham, Leeds, Bristol and Glasgow, across three engines, all on 17 August 2026 from a UK browser: ChatGPT (free tier, with web search), Google Gemini (free app), and Google AI Mode (Google’s AI search). We recorded every firm named, matched the overlaps with set logic, and screenshotted what each engine actually showed. For the first time in this series, all three engines answered all six cities with named firms. That is 18 out of 18 answers.
The headline numbers
- The engines named 71 different mortgage firms across 103 recommendation slots.
- 62% of firms were named by only one engine. That is the lowest single-engine rate in the series so far. Put the other way round, 38% of firms were named by at least two engines.
- Five firms achieved full three-engine consensus: Manchester Money in Manchester, Trinity Financial in London, First Mortgage in Birmingham, and both the Independent Mortgage Store and West End Mortgages in Glasgow.
- ChatGPT quoted a star rating for 32 firms. 28 of them were a perfect 5.0. The remaining four were 4.8 or 4.9. In this market a five star badge is table stakes, not a differentiator.
- One national fee-free chain, First Mortgage, was named in four of the six cities, including its Glasgow branch with a 5.0 rating from more than 3,700 reviews, the largest review count we saw all day.
- Two of the six ChatGPT answers carried sponsored ads. Neither ad was for a mortgage firm.
| City | Unique firms named | Named by 2+ engines | Named by all 3 |
|---|---|---|---|
| Manchester | 13 | 5 | 1 |
| London | 11 | 5 | 1 |
| Birmingham | 13 | 5 | 1 |
| Leeds | 11 | 4 | 0 |
| Bristol | 13 | 5 | 0 |
| Glasgow | 10 | 3 | 2 |
| Total | 71 | 27 (38%) | 5 (7%) |
Counting note: we counted every firm an engine put forward in its answer, including firms surfaced from directories such as Unbiased and from the Forbes UK broker assessment, and one named individual adviser. Where the same brand traded under a local name we matched it as one firm.
What the answers actually looked like

When everyone has five stars, what breaks the tie?
This is our reading of the patterns in the answers, not a claim about how the engines are built.
1. Review volume replaces review score
With 28 of 32 quoted ratings at a flat 5.0, the score itself separates nobody. What the engines leaned on instead was the number next to the stars. Firms were introduced by their review counts: 3,761 reviews, 1,120 reviews, 943 reviews, 552 reviews. The Glasgow answer said it plainly: First Mortgage is “the highest and most heavily reviewed firm in Glasgow”. Most heavily. In a market of identical five star badges, depth of evidence is the ranking signal.
2. The directory layer is back, wearing an FCA lanyard
Four of the six ChatGPT answers ended the same way: a pointer to “FCA-verified independent advisers listed by Unbiased”, sometimes with named firms pulled from that list. AI Mode told Londoners to check VouchedFor and Unbiased by name. This is the solicitor pattern again. When a profession has a trusted directory, the engines treat it as a second opinion, and firms with maintained profiles get named twice.
3. Awards travel further than you would think
Tembo was introduced through five consecutive British Bank Awards wins. The Independent Mortgage Store carried “Scottish Independent Mortgage Broker of the Year” into two engines’ answers. WR Ethical was surfaced as “Best Ethical Mortgage Broker 2025”. Alexander Hall arrived via the British Mortgage Awards. An award is a third-party sentence about you, and these engines quote it.
4. The engines name people, not just firms
This was new. AI Mode’s answers repeatedly named individual advisers inside firms: Gary Preston, Scott Keenan and Denise McMurchy at First Mortgage in Glasgow, Steven Hargreaves in Leeds, Elliot Benson at Sett Mortgages, Paul McGowan and Gerry Hughes in Glasgow. ChatGPT named one individual, Tom Gledhill in Bristol, through his VouchedFor Top Rated 2026 badge. Mortgage advice is a personal trust purchase, and the engines have noticed that reviews praise people by name.
5. The ads keep coming, and they are getting stranger
Two of the six ChatGPT answers carried sponsored ads underneath the recommendations: an estate agent comparison site under the Manchester answer, and a double glazing company under Birmingham. Neither is a mortgage firm, but both are aimed at people about to move house. The pattern we flagged in the estate agent study continues: the AI answer page is becoming ad inventory, and the targeting follows the life event, not the question.
Where this sits in the series
Full three-engine consensus by profession, same method each time: accountants 0.9%, solicitors 4.9%, dentists 8.5%, mortgage advisers 7%. Vets reached higher on a partial grid. The two-plus agreement rate tells a cleaner story, because this is the first study where every engine answered every city: 38% of mortgage firms were named by at least two engines, the strongest agreement we have measured on a complete grid.
The reason fits the series pattern. Agreement rises with the density of public, third-party evidence. Mortgage advisers have review volume, a regulated register, two live directories and an awards circuit. That is a lot of overlapping paper trail for three different engines to converge on.
If you are a mortgage adviser or broker
Everything below is marketing guidance about visibility, not regulatory or financial advice.
- Your Google review count is doing more work than your score. Every rival already has 5.0. The engines cited whoever had 5.0 from the most reviews. A steady ask-every-completion habit compounds into the tiebreaker.
- Maintain your Unbiased and VouchedFor profiles. ChatGPT reached for Unbiased in four cities out of six. An out-of-date profile means the second opinion engine skips you.
- Enter the awards you can credibly win. Regional counts. “Scottish Independent Mortgage Broker of the Year” was quoted by two engines. One win becomes a sentence engines repeat for years.
- Build public profiles for your named advisers. The engines are already naming individuals. If your best adviser’s name appears nowhere except your team page, that reputation is invisible to the machine reading your reviews.
- Get the basics consistent first. Same firm name, address and details across Google, Unbiased, VouchedFor and Trustpilot. If the engines cannot match your records, your evidence splits into fragments. Structure before scale, as ever.

Method, limitations and disclosures
All 18 queries were run on 17 August 2026 from a UK desktop browser on standard consumer accounts: ChatGPT free tier with web search, Google Gemini free app on its Flash-Lite model, and Google AI Mode via google.com. The question wording was identical in every city. We recorded every firm an engine named in its answer, including firms it surfaced from directories and press lists, and matched overlaps manually, treating local trading names of one brand as one firm. This is a one-day snapshot: AI answers vary between sessions, accounts and days, so treat the direction of these numbers as the finding, not any individual placement. Star ratings and review counts are what the engines displayed, quoted as shown; we did not verify them and they change constantly. Screenshots are cropped to the answer itself; source panels are excluded. Sponsored ads are reported as observed on the day.

Common questions
Which mortgage advisers do AI engines recommend most?
In our August 2026 test, five firms were named by all three engines in their city: Manchester Money (Manchester), Trinity Financial (London), First Mortgage (Birmingham), and the Independent Mortgage Store and West End Mortgages (both Glasgow). First Mortgage was the only firm named in four different cities.
Do ChatGPT, Gemini and Google AI Mode agree on the best mortgage adviser?
More than for any profession we have tested on a complete grid, but still mostly no. 38% of firms were named by at least two engines and 7% by all three. 62% of recommendations appeared in only one engine’s answer.
What sources do AI engines use to recommend mortgage advisers?
The visible pattern in our screenshots: Google review counts, Trustpilot, the Unbiased and VouchedFor directories, industry awards, and press round-ups such as the Forbes UK broker assessment. ChatGPT pointed to “FCA-verified advisers listed by Unbiased” in four of six cities.
Is this financial advice?
No. Whito is a marketing research publisher, not an FCA-authorised firm, and this study reports what AI engines said, not who you should use. Verify any adviser on the Financial Services Register at register.fca.org.uk before acting.
How can a mortgage broker appear in AI recommendations?
Based on what the engines cited: grow your Google review volume past your local rivals, keep Unbiased and VouchedFor profiles current, win credible awards, build public profiles for named advisers, and keep your firm details consistent everywhere. Our full guide for brokerages covers each step.
