On 4 November 2026, 16 of 46 electricians on the first page of Google for “landlord EICR” in eight English cities published a price for the check, and none promised to remind landlords when the next one was due.

Private landlords in England must have their electrics checked at least every five years, and since 1 November 2025 the same rule covers social housing. That makes the electrical installation condition report (EICR) a job that comes round again. We looked at how electricians who target landlords sell it.

Key findings

  • 16 of 46 electrical contractors (35%) showed a £ price for a landlord EICR in the page text. 3 more showed “from £99” only in the page title, which we did not count.
  • The lowest published prices ran from £95 to £300. The middle figure was £137.50. Most priced by number of bedrooms or circuits.
  • 12 of the 16 said whether VAT was included. VAT treatment varies, so the figures are not like for like.
  • 9 of 46 mentioned discounts or terms for landlords or agents with several properties. Only one put a number on the discount.
  • 4 of 46 showed prices for repair work found during the check.
  • None of the 46 said it would remind a landlord when the next check was due.

What this means if you run an electrical business

An EICR is booked again in five years, or sooner if the tenancy changes. The electrician who reminds the landlord first usually gets the next job. Nobody in this check offered that.

Three simple moves set you apart: a clear price by property size, a stated policy on VAT, and a promise to remind the landlord before the certificate runs out. If you work with letting agents, a written price for several properties gives them a reason to send you all of them.

How we did it

  • Sample: the organic results on the first page of Google UK for “landlord EICR” plus the city name, in Manchester, Birmingham, Leeds, Bristol, Norwich, Leicester, Nottingham and Southampton, read on 4 November 2026. These are English cities because the five-yearly rule for rented homes discussed here is England’s. Directories and adverts were removed. Of the 52 sites that loaded, 46 were electrical contractors. The others were certificate booking companies, letting agents and one site that did not say who does the work. One template site was removed and 4 sites did not load.
  • Checks: each contractor’s own landlord or EICR page. A price counted only if a £ figure for the EICR appeared in the page text. Every price was re-read in a browser on the same day.
  • Limits: page one of Google is not every electrician in a city. “None promised a reminder” means none of the pages we checked said so. Some firms may remind customers without saying it online.
