Graphisoft publishes its own caveat, which is worth quoting because it is more honest than most: the prices are for information only, and the final price depends on your billing country and may differ from the prices shown.

The finding, plainly

Of eight products, one publishes clean GBP pricing across a range, one publishes US dollars only, two publish nothing, one could not be located and two could not be read.

Autodesk’s is the odd one. Revit’s UK page states you save 33 per cent over the monthly price with a one or three year subscription, while showing no base price at all because the figure did not resolve. A discount off an unstated number is not a price.

This is not peculiar to architecture. When Whito read every live pricing page of 27 business software vendors in August 2026, only 9 published a genuine price in pounds for UK buyers, and only 6 stated whether VAT was included.

The two software decisions a practice actually makes

They get conflated, and they are separate.

  • Design and documentation: Archicad, Revit, Vectorworks. Expensive, sticky, and the choice is usually made by what the team already knows and what collaborators expect.
  • Practice management: Monograph, Rapport3, Deltek PIM. Timesheets, fee stages, resourcing and profitability by project. Almost none of it publishes a UK price.

The second is where practices lose money without noticing, because a fee agreed as a percentage of construction cost is a fixed price against uncertain hours. A practice that cannot say how many hours went into the last five projects at each stage cannot price the next one properly, and no amount of design software fixes that.

What to ask before you sign

  1. The price in pounds, per seat, and whether it includes VAT.
  2. Whether the price is per named user or floating, and what happens when someone leaves.
  3. Minimum term and what the price does at renewal.
  4. Whether you can open your own project files without an active subscription.
  5. What the export format is for project data and time records if you leave.
  6. What it costs to add a part-time person or a student.

Question four is the one that matters most in design software and the one nobody asks. A practice with fifteen years of project files and no way to open them without paying is not a customer, it is a tenant.

The cheaper honest answer for a sole practitioner

Whito’s price check of 50 tools on 2 July 2026 put a credible sole trader software stack at about £18 a month, against roughly £2,635 a year including VAT for a five person service business.

A sole practitioner running Archicad Studio at £1,913 plus tax a year is spending more on one licence than most small businesses spend on everything. That may be entirely correct for the work. It is worth being deliberate about, and worth revisiting annually rather than renewing on autopilot.
