An agency that would never let a vendor list a house at price on application accepts exactly that from every major software supplier it uses. The six biggest platforms in UK agency software publish no price, some of them on pages titled pricing.
The mistake is treating that as normal. Two challengers publish everything, which proves the rest is a choice, and the published pair now gives every agency a benchmark to negotiate from.

For scale, put this next to the other line on the same budget: Rightmove’s own results put average agency spend at £1,636 a month. The whole published CRM market costs £35 to £225 a month. The software is not where the money goes, but it is the invoice you can actually compare, so compare it.
How to buy, in order
Start: list what you pay now across CRM, portals and add-ons, per branch per month. Most agencies have never put the three numbers side by side.
Build: benchmark against the published pair. £35 per user with no lock-in and £125 to £225 with a 24 month term are the public reference points; make any unpriced platform state its figure, term and exit cost in writing against them.
Scale: renew the portal and the CRM in the same quarter, with both numbers on one page. Negotiating them separately is how both drift up.
