Fascias, soffits and guttering are the boards and channels along the edge of your roof. They are easy to ignore until the paint peels, the timber rots or the gutter overflows down the wall. Replacing them is a common, sensible job, and one where the quotes vary more than they should.
The mistake: treating it as one vague job
People ask for “new gutters and boards” and get a single price. But this is really three parts, the fascia, the soffit and the guttering, and they can be replaced together or separately. Lumping them into one number makes it hard to see where the money goes or to compare quotes fairly.
What it costs in 2026
Fascias and soffits, replaced in uPVC. Around £115 to £185 per linear metre, with £150 a fair middle. uPVC is the common choice because it does not need painting and lasts.
Guttering. Around £30 to £70 per metre, with £45 typical. A full run of 15 to 20 metres with three downpipes lands around £650 to £1,700.
Capping, covering existing timber rather than replacing it. Around £85 per metre. Cheaper up front, but only sensible if the timber underneath is sound. Capping over rot just hides the problem.
A full house. A small semi in full uPVC replacement is around £2,750 including labour and waste. A larger semi being capped is around £3,250.
Access and extras. Scaffolding per elevation is around £450 a week. A barge board, the sloped edge on a gable, is around £550. The job itself is usually one to two days.
How to read the quote
Ask whether they are replacing the timber or capping over it, because the honest answer depends on the state of what is there, and capping over rotten wood is a false economy. Ask for the fascia, soffit and guttering to be itemised. And check that waste removal and access are included, not bolted on afterwards.
