Not one published a price in pounds. Four publish no price at all. A UK guest house owner cannot compare property management systems on price without entering a sales funnel, and the one vendor showing real numbers shows them in dollars while offering a GBP option that produced no figures.

Why the dollar pricing is a real cost, not a quibble

You take bookings in pounds and pay for the system in dollars. Every month your software cost moves with the exchange rate while your room rate does not. On a small property that is noise; across a year on a multi-property account it is a line you cannot forecast.

It is worth asking any vendor showing dollars to fix the currency in the contract before you sign, and to say so in writing rather than in a call.

The wider pattern

When Whito read every live pricing page of 27 business software vendors in August 2026, only 9 published a genuine price in pounds for UK buyers and only 6 stated whether VAT was included. Hospitality is at the opaque end of a general condition, not an exception to it.

There is also a quiet irony worth noting. This is a sector where guests expect a displayed rate before they commit, where OTAs enforce rate transparency, and where a property publishing no price would lose every booking. Its own suppliers publish nothing.

What you are actually buying

Three separate jobs get sold as one product, and it is worth knowing which you need.

  • Property management: bookings, housekeeping, invoicing, guest records.
  • Channel management: pushing rates and availability to OTAs and pulling bookings back.
  • Booking engine: taking the direct booking on your own site, which is the one that saves the commission.

A small property with a handful of rooms and one OTA does not need all three. A property on five channels with a wedding business attached probably does. Buying the full platform to solve a booking engine problem is the common and expensive mistake.

What to ask before you sign

  1. The price in pounds, per property or per room, and whether it includes VAT.
  2. Whether any booking fee applies on top of the subscription, and at what rate.
  3. Minimum term and what the price does at renewal.
  4. Setup, migration and training fees, stated separately.
  5. Which channels are included and which cost extra.
  6. Can you export your guest records, rate history and booking history if you leave, and at what cost?

Question two matters here more than in most sectors. Little Hotelier’s Basics plan is described as carrying a 1 per cent booking fee on top of the subscription. A percentage of revenue is a fundamentally different pricing model from a monthly fee, and it does not appear in a features comparison.

Common questions

Which hotel software publishes a UK price?

None of the six we could open on 8 September 2026. eviivo published US dollar figures with a GBP selector that produced no amounts, SiteMinder’s amounts did not render, and Little Hotelier, Cloudbeds, Mews and Guestline published no figure at all.

Do I need a channel manager?

Only if you are on enough channels that manual rate and availability updates are costing you time or causing overbookings. On one or two channels the manual approach is usually cheaper than the subscription.

What is the cheapest way to take direct bookings?

A booking engine on your own site plus Google free booking links, which Google publishes as costing nothing. That combination captures the guest who already knows your name, which is the most expensive guest to buy back from a platform.
