Independent properties spend a great deal on distribution and very little time on the free things that reduce how much distribution they need.

The free thing worth most

Google’s free booking links. Google publishes that there is no cost for clicks on them, that hotel partners pay no fee, and that Google collects no payment for placement or user engagement.

Set against Airbnb’s published host-only fee, which most hosts pay at 15.5 per cent and which is mandatory for hotels and serviced apartments, that is the single largest free lever available to an independent.

On England’s July 2026 average daily rate of £198, a 15.5 per cent fee is £30.69 a room night. A free booking link is nothing. Configuring it properly, with accurate rates and availability flowing through, is an afternoon of work with a recurring return.

The free check that builds trust

The FSA’s rating check at ratings.food.gov.uk is free, national and covers England, Wales, Scotland and Northern Ireland.

Display rules differ. In Wales you are legally required to display your rating in a visible place at or near each customer entrance, under the Food Hygiene Rating (Wales) Act 2013. Northern Ireland has the same duty under its 2016 Act. In England the FSA’s own wording is that you can display it.

Wherever you are, linking the free public check from your website is a two-minute trust win if your rating is good, and a signal of confidence that almost no independent property bothers with.

The zero-pound weekend, property version

  1. Configure Google free booking links, with rates and availability accurate.
  2. Make your name, address and phone number identical across Companies House, your website, Google and every platform listing.
  3. Publish capacity by layout: ceremony, seated, standing, and bedrooms.
  4. Link the free food hygiene rating check, and display the sticker if you are in Wales or Northern Ireland.
  5. Answer the eight questions that get enquiries abandoned: accessibility, curfew, corkage, supplier rules, parking, check-in times, dogs, and a from price.
  6. Photograph the rooms as they are on an ordinary Tuesday, not styled and empty.
  7. Ask every departing guest for a review, incentivise none of them.
  8. Write one page per reason people come to your town.

Item eight is the underused one. People do not search for a guest house in isolation, they search around a reason: a wedding, a festival, a walk, a hospital appointment, a university open day. A page per reason, with practical detail about distances and timings, is the most durable free traffic a property can build.

Reviews, and the rule that changed

89 per cent of UK adults use online reviews when researching a product or service, per Which? figures cited by the CMA in March 2026.

Since 6 April 2025 fake and concealed incentivised reviews have been a banned UK practice, with fines of up to £300,000 or 10 per cent of global turnover for businesses and £150,000 for individuals, and in March 2026 the CMA opened investigations into five named businesses.

So the safe and effective method is the boring one: ask everybody, at the same point in the stay, by the same message, and offer nothing in return. A property with a hundred honest reviews beats one with twenty glowing ones, and it does not carry a regulatory risk.

Photographs, and the mistake everyone makes

Every property website shows an empty, styled room at golden hour. Guests have learned to discount those entirely, because every property has them.

What is missing, and free to shoot:

  • The room from the doorway, as you actually see it walking in.
  • The bathroom, honestly, including how much space there is.
  • The view from the window, whatever it is.
  • Breakfast as actually served.
  • The parking and the walk from the car to the door.
  • The smallest room you let, not just the best one.

The last is counterintuitive and works. A property honest about its smallest room gets fewer complaints, better reviews and, oddly, more bookings of the better rooms, because the comparison is visible.
