Lettings software pricing is a transparency desert: most of the well-known CRMs sell by demo and publish nothing. This list is by stage and names figures only where a vendor’s own UK page published one on 4 September 2026. No link pays Whito anything.
Small agent, small book
Under about fifty units, discipline beats platforms: a spreadsheet register, calendar reminders for gas safety and EPC dates, the deposit scheme’s own tools, and accounts in Xero from £18 a month or FreeAgent at £19, free with a NatWest, RBS, Ulster Bank or Mettle business account. The unpublished majority: Goodlord’s pricing page was a demo form, Street.co.uk and Alto published no figures, all checked 4 September 2026. That does not make them bad tools; it makes them unquotable here, and it means you should walk into any demo with the published numbers above as your anchor. What to buy for
Three tests, in order: does it keep you compliant without heroics, statements, deposit deadlines, gas and electrical dates; does it make the landlord statement something you would happily show a prospect; and does it cut the admin hours per tenancy that cap your book’s growth. Marketing features come last: the marketing problems in lettings, proof display and explainer content, are website problems, not CRM ones.
