Window cleaning is two different businesses wearing one squeegee. One sells visits. The other builds an asset. The valuation rule above, published by CleanerPlanner in guidance for round buyers, is the industry’s standard rule of thumb and dates back years, so treat the multiple as a convention rather than a market quote. The logic underneath it has not changed: a reliable round is recurring revenue, and recurring revenue is worth a multiple of itself.
The arithmetic of a round customer
Take the trade-published rate for a 3 bed semi, £12 to £18 every four weeks. Thirteen visits a year makes that customer worth £156 to £234 annually, and on the three-to-five-times monthly rule each such customer adds roughly £36 to £90 to what your round would sell for. A one-off £60 deep clean is £60, once, plus the hope they call again.
That is the whole strategic argument. Every marketing decision looks different when a new regular customer is worth £150 a year plus capital value, and a one-off is worth its invoice.
Where one-offs fit
One-offs are the shop window: builders’ cleans, pre-sale spruces, holiday lets, the £40 to £90 deep cleans the consumer guides publish. Price them properly, do them well, and offer every one-off customer the round price before you leave the street. A one-off that converts to the round at £15 a month pays for itself thirteen times a year.
Growing a round street by street
Density is margin. Ten customers on one street beat thirty scattered across town, in fuel, in time and in referrals, because next door watches you work. The practical moves: a card through the door either side of every job naming the day you are on that street, published prices so the neighbour can say yes without a quote dance, and direct debit so payment never depends on cash under a mat. Churn is the other half: count cancellations monthly, text the night before, and treat two quiet months as a cancellation you have not heard about yet.
Selling or buying a round
If you ever sell, the buyer pays for evidence: payment records, a customer list with start dates, churn you can show. Cash-in-hand rounds sell at a discount because nothing can be verified, which is one more reason direct debit from day one is worth 1% plus pennies.
Common questions
How much is a window cleaning round worth?
The standard industry rule, published by round software vendor CleanerPlanner, values rounds at three to five times average monthly turnover. A £1,500 a month round would list at £4,500 to £7,500, with well-evidenced direct debit rounds at the top of the range.
Are one-off window cleans worth doing?
Yes, as an entry point. Published one-off rates run £40 to £90, and every one-off is a chance to quote the regular round price on the doorstep. The recurring customer is worth ten times more over a year.
How do window cleaners reduce cancellations?
Direct debit collection, a night-before text, and publishing clear prices so customers know exactly what they signed up for. Counting cancellations monthly tells you whether the round is growing.
